EJS Design Process

This is the typical 5 step Design Process most of EJS projects go through.  This well defined process ensures an efficient and complete design experience. 

Process
I - Low Commitment Consultation (LCC)
I - LOW COMMITMENT CONSULTATION (LCC)

The initial ​consultation to determine the feasibility of the project. The following components are included:

  • Preliminary Zoning & Code Analysis

  • Program & Owner Survey

  • Site Visit

  • Findings Summary

II - Pre Design (PD)
II - PRE DESIGN (PD)

​Initials steps that precede the design​

  • Measure/Verify Existing Conditions

  • Create Existing Condition Base Plans and/or Building Model

  • Site Analysis

  • Space Programming​

III - Schematic Design Development (SDD)
III - SCHEMATIC DESIGN & DEVELOPMENT (SDD)

 It is oftentimes beneficial to explore multiple schemes.  

After a scheme is selected it is typically developed or modified to the client's desires.  

  • Freehand or Hardline Schematic Plans & Elevations

  • BIM Model

  • Design Intent of Modifications

  • Pre-App Meeting with City Municipality

  • Outline Specification

  • Schematic Estimate

V - Concluding Services (CS)
IV - CONSTRUCTION DRAWINGS (CD'S)

These are the "Working Drawings" or "Blue Prints".  They typically take the bulk of the fee.  The CD's are used for Permitting, Bidding, and Construction.  The parts comprising of CD's include:

  • Plans

  • Elevations

  • Sections

  • Details

  • Schedules 

  • Notes & Specifications

IV - Construction Drawings (DS's)

Even After the CD's are complete there are still other tasks & services needed to ensure the successful completion of the project.  These include:

  • Permit Submittal & Clarifications

  • Bidding & Contractor Negotiation

  • Site Visits

  • Construction Contract Administration 

V - CONCLUDING SERVICES (CS)
